Aukett Swanke UK’s striking 200,000 sq ft EQ building for Commercial Estates Group (CEG) at 111 Victoria Street in the heart of Bristol starts on site in December and will be ready for occupation early in 2023. This project, forming part of CEG’s 400,000 sq ft local office development pipeline, is the largest speculative office development currently underway in the south of England and is aimed at addressing the acute supply shortage of Grade A offices in Bristol.

CEG established in 1989 and has a nationwide portfolio of over 6m sq ft of space valued at over £800m and is renowned for acquiring, designing and securing consent for, high density mixed-use schemes. Targeting a BREEAM ‘Outstanding’ environmental standard the building aims to create opportunities in a post-Covid world by offering workspace that is sustainable, efficient, flexible, healthy, digitally resilient and future-proof to set a new benchmark for regional offices.

The EQ building offers many carbon reducing features with some of the largest available open plan office floor plates of up to 27,377 sq ft, supported by photovoltaic units on the roof, rainwater harvesting, efficient heating, cooling and lighting systems, and is connected to the city’s local heating network.

There are also 20,000 sq ft of amenities including a rooftop bar, restaurant and business lounge with communal terrace, ground floor café kitchen, a 50 seat auditorium, a fitness suite and break out spaces. In a first for Bristol, a dedicated bicycle entrance and ramp will provide easy access to a basement with more than 260 cycle spaces, shower and changing facilities, electric vehicle and e-bike charging points.
